Comfort – Parade – July 4th

Comfort’s Annual 4th of July Parade & Celebration sponsored by Comfort Chamber of Commerce.   Parade starts at 10:30 am and travels through Historic District.  A truly Texas-style BBQ dinner with all the fixin’s served from 11:30 am-2:00 pm in the pavilion at the Comfort Park .  Arts & Crafts Booths, Fun Games for Kids, Music….More continues in the Comfort Park from 11:00 am-3:00 pm.

Boerne – Fireworks – July 4th

At the City Park Wednesday presented by the Boerne Fire Department. Festivities begin at dusk.

Fredericksburg Parade & Music – July 4th

8 AM children’s costume parade around Marktplatz for kids to 11 years old.

10 AM community parade down Main Street this year honoring Hill Country Women Veterans as the Grand Marshals.

A patriotic program follows the parade at Marktplatz featuring the Sentimental Journey Orchestra.

Pre-fireworks concert by the Air Force Band of the West Combo starts around 7:30 PM followed by fireworks at dark (approx. 9:30 PM) all at Lady Bird Johnson Municipal Park.  Free.

FUN THINGS TO DO – MEMORIAL WEEKEND – HILL COUNTRY – ARTS & CRAFTS FAIR

The Texas Arts and Crafts Fair is this weekend beginning Friday, May 25 at 6:00 p.m. This year the theme for the Fair is “Arts and Education”. The coordinators of the Fair have decided to go back to its roots and provide not only arts and crafts but demonstrations from many of the artists. They have also downsized the location of the artists and will only have them in the tents on the lower and upper levels of the River Star Events Center. There will be no artistists in the building. Here is the schedule for this year:

Friday, May 25, 2012
6:00 – 10:00 p.m.
River Star Event Center Pavillion and tents
All artistists will be open to the public, music, and concession areas (there is not a Wine & Beer Tasting event as in the past)

Saturday, May 26, 2012
9:00 a.m. – 6:00 p.m.
River Star Event Center grounds
All artists will be open to the public, music, and concessions (shuttle service is available from the parking areas to the main gate)

Sunday, May 26, 2012
9:00 a.m. – 6:00 p.m.

Parking assistance will be available for a donation by the Boy Scouts and all donations remain with the scouts. Shuttle service tips are accepted and will go to the Texas Arts and Crafts Scholarship Fund.

REAL ESTATE SALES TREND ON ITS WAY BACK UP – KERR COUNTY, TEXAS

Sales in Kerr County are finally on their way back up. The total real estate market is only at 52% of the market height in 2007 but is up 11% from last year. The average sales price increased slightly from $181,742 to $183,095.

It is our feeling that the market has not recovered as much as in adjoining Kendall County because there have been fewer “deeply discounted” properties. With so much on the market, buyers are looking for “deals.” If a property doesn’t “shine” next to its competition and truly feel like a “deal,” savvy buyers will pass for the next more appealing property. The moral: Property pricing is more important than ever!

Four Star – Camp Verde General Store – Great Outing in the Hill Country

cypress cafe 002Campe Verde General Store is this weeks  featured hot spot !  Charming, rich with history and taste PLUS you will find the store pleasantly affordable as well. The gift shop has a cozy feel with many interesting and fun items to purchase. 2 stories of  everything from art pieces , jewelery, dishes, to homemade cookies.

If in all the wonder you start to work up an appetite, count yourself  in luck because you’ve saved the best for last … The Camp Verde Cafe .  The food always makes a lasting impression with every thing on the menu under $7 …  always fresh and delicious.

My personal favorite is the “Ooh La La!”   Grilled roast beef, Swiss cheese, grilled onions and garlic mayo on ciabatta bread with au jus ($4.75).

Comfort Wines are BIG winners!!

The 2010 Houston Livestock and Rodeo International Wine Competition has awarded Comfort’s own Singing Water Vineyard a Gold Medal for it’s 2009 Merlot.  The 2008 Texas Reserve, 2009 Pinot Grigio and their newest addition, the 2008 Freedom, all took home Silver medals. The 2008 Freedom also took home the Reserve Class Champion.  Make a trip to Singing Water Vineyards and try all the wines for yourself. We recommend  you bring a sack lunch and enjoy a picnic in the tree house.

KERR COUNTY REAL ESTATE SALES ARE STILL SLOW – January to September 2010

SLIGHT INCREASE IN REAL ESTATE SALES IN KERR COUNTY FOR FIRST 5 MONTHS OF THE YEAR

So far this year, Real Estate sales in Kerr County are slightly up from last year; however, way down from 2008.  Total sales in Kerr County for January to May 2010 totaled $33.8 Million.  There were 186 sales.

JanMaySalesKerrThe average home price in 2008 was $220,921; in 2009, it was $223,123, and in 2010, it was $199,996.  Those figures, in our opinion, represent what we have been seeing happen.  In 2008, sales were still strong and prices were at their height.  In 2009, sales were off, but prices were not coming down like one would expect.  During 2010, prices are definitely lower.  We have been telling our clients that prices are down by about 10%.  These figures substantiate that information.

We feel like it is a really good time to buy.  Prices are down and interest rates are still low.  If you have been sitting on the sidelines waiting for the right time, now is the time to jump in!  Give us a call. We’d love to help you find what YOU are looking for.
