KERRVILLE COTTAGE AVAILABLE AS VACATION RENTAL

QUAINT IN TOWN COTTAGE with 2 bedrooms, 1 bath available for lease as an extended stay rental. Fully furnished with Queen bed in 1 bedroom and Twin bed in the other.  Bathroom is located between the two bedrooms. Kitchen is furnished with refrigerator, coffee maker, microwave, dishes, silverware, etc.  Spacious covered porch across the front of the house is great for hanging out, enjoying a light meal, or just watching the world go by. Located just blocks from the courthouse.  Great for family visits, business meetings, hospital treatments, etc.

Everything’s fresh & spacious, lots of light, small carport, and the list goes on. It’s just what you need for your stay in the Kerrville area.

Cable TV. Prepaid internet card can be supplied upon request. Suitable only for laptops and is just for checking mail and minor internet searching. Wi-Fi coffee house is less than a half mile away.

We seek to be allergen free. Please, no smoking or pets.

Nightly Rate: $100/nt for first 2 nights, $85 p/nt thereafter.  Rates are for 2 persons. $25 p/nt upcharge per extra person(s). 4 person limit. Payment in full due upon booking.

Weekly/Monthly Rates:

1st Week is $600. Each week thereafter, add $300. Monthly rate is $1400.

1/2 of the rental is required upon booking and is non-refundable. The balance is due upon arrival.

For stays longer than one week but less than one month, we also require a security/damage deposit equal to 1/4 of the expected rent for your expected length of stay payable upon arrival.  We will gladly refund it at the end of your stay if there are no damages.

For stays longer than one month, a full month’s deposit is required.

KENDALL COUNTY REAL ESTATE SALES SHOWING IMPROVEMENT – JAN-APR (2007-2011)

Residential Real Estate Sales for the first 4 months of 2011 improved slightly over last year. 84 Sales vs. 81 last year. Also showing improvement was average sales price which increased from $314,055 to $319,152.

2007 was the height of the market.  The market is currently down about 40% from that point.  Sales are taking more than twice the time to sell and are selling at a deeper discount from original list price than that time period.

Thankfully, the sales curve is finally on an upswing. We have noticed that the number of distressed properties are decreasing. Inventory, however, is increasing daily.

It will be interesting to see how this year plays out … whether sales will grow stronger and eat up the inventory or whether inventory will not be absorbed and a “glut” by year end will create more distress situations.  We remain optimistic … but are ever watching the market to stay abreast of the situation.  For all of your real estate needs, give us a call.
