RECESSION? WHAT RECESSION IN GILLESPIE COUNTY? NOVEMBER SALES UP!!!

Everyone these days is talking about the Recession. Believe it or not, Gillespie County Real Estate Sales were actually UP in November. Sounds great! Huh? Actually, the number of properties sold was less than one-half of last year’s (13 this month compared with 22 last year, same month) but what did sell was high dollar. One commercial property at $2.95Million, 2 Ranches totaling $1.7 million, and 2 upper end homes totaling $1.33 million. I guess the moral of the story is that if you have a lot of money, now is the time to buy. One home was actually sold at 41% of the list price. Others were at 74%, 75%, and 86% of list price.
The other interesting piece of information from the Fredericksburg data: Cash certainly was King in Fredericksburg with 6 of the 13 properties sold last month being paid with cash. Conventional financing was used on 5, 1 owner financing and 1 not disclosed.
