DOG DAYS OF SUMMER: AUGUST SALES IN THE TEXAS HILL COUNTRY

Looks like a combination of the Texas heat and U.S. economic woes have had an effect on I-10 Corridor Hill Country Real Estate Sales (Non-Commercial) during August 2008.
**These values do not include the rural areas “Outside the City Limits.”
Fredericksburg and Boerne are faring stronger than Kerrville; although Kerrville had the largest number of sales in the area (e.g., Kerrville has an overall lower average price per property.) Comfort, a much smaller community than the other three didn’t fare as well with slightly more than one-half the Sales volume as last year. With only 1 less sale than last year, though, the numbers obviously reflect that there are fewer higher dollar sales this year (e.g., fewer Ranches are being sold). Center Point, the smallest community, had only one sale. OUCH!
It is more difficult these days to know the “true market value” of individual properties than in times past. Prior to this year, properties were being priced with a “hot market” price sticker and were selling close to list.
Some properties have been reduced to correct for the current market conditions; others have not. Therefore, there is a mix of properties on the market that are priced based on last year’s figures.
